How long does the pre-qualification process take?
Most pre-qualifications are completed within 24 hours of submitting your application. In many cases, I can give you a preliminary answer on the same day we talk.
What documents do I need to apply?
For W-2 employees: recent pay stubs, two years of W-2s, two months of bank statements, and a valid ID. For self-employed/founders: 12-24 months of bank statements. I'll walk you through exactly what's needed for your situation.
Does checking my rate affect my credit score?
An initial conversation and pre-qualification estimate won't affect your score. A formal credit pull is only done with your permission when you're ready to move forward, and multiple mortgage inquiries within a 45-day window count as a single inquiry.
Do you work with buyers outside California?
Residential loans are currently available in California. For investment properties and commercial loans, I work with clients nationwide. If you're outside CA, let's talk — I may still be able to help or refer you to a trusted partner.
How much do your services cost?
There's no upfront cost to work with me. Loan officer compensation is built into the loan and disclosed transparently before closing. You'll see every fee before you sign anything. No surprises, no hidden costs.
